Anna Maria Island Guest FAQ

A: Check in is any time after 4pm and check out is on or before 10am.

A: Late check out is available if there is not another reservation arriving the same day as your departure. There is a fee (plus taxes) associated, which varies by rental unit. We can tell you if a late check out is available three days before check in. If you pay for a late check-out, you will have access to the home until 6pm on the day of your departure.

A: Early check-ins are not available as we need ample time to ensure your home is ready for your arrival with all of the finishing touches!

A: Not at all! We will e-mail check in instructions 7 days prior to your stay including driving directions and the code to the lock box or electronic deadbolt.

A: Yes, the beds are made up with fresh hotel quality linens and there is a supply of newly laundered towels in each of the bathrooms.

A: Yes, we provide 2 beach towels per person.

A: No, we kindly ask that you leave the house in a good state when you leave. Our team will take care of the cleaning.

A: Our individual pools are medium sized (they average 30 feet).

A: Yes

A: Yes, all homes provide internet access. Rental properties are individually owned and each home will have a different cable or streaming option. Mainsail Vacation Rentals cannot guarantee television service or channel availability.

A: Yes, all kitchens are fully equipped with modern appliances – dishwasher, microwave, range, refrigerator, small electrical appliances and a full range of pots, pans, dishes etc.

A: Most properties have their own washer and dryers. A professional linen service is also available if needed.

A: Most properties have a grill provided. Please call the reservations team to confirm if a property provides a grill.

A: While the pattern of the weather plays a major role, the pool heat is turned on for the winter months; December through April.

A: To get your mail forwarded to you, we suggest renting a P.O. Box for the duration of your stay as not all homes provide mailboxes.

A: Most of our homes require a 7 night stay. We offer pre, post and shorter length of stays at our sister property, Waterline Marina Resort & Beach Club.

A: By booking a reservation, guests acknowledge and agree to abide by Mainsail Vacation Rentals’ rental policies. You will be required to sign a reservation contract agreeing to policies that are specific to that home. We ask that you review and sign within 48 hours of confirming your reservation.

RESERVATION AND PAYMENTS
After the initial payment is deducted from my credit card, can I pay the remainder of my bill by check? Yes, you can. Final payment is due 60 days prior to arrival. You can mail your check to our office at Mainsail Vacation Rentals, Attention: Accounting, 4602 Eisenhower Blvd., Tampa FL 33634. There is an additional charge of $45 for every returned check.

What is your cancellation policy?
Our current payment schedule and cancellation policy for bookings are as follows: For all bookings made more than 60 days in advance, we require a 50% credit card deposit upon booking and collect the balance due 60 days prior to check in. For bookings made within 60 days of the stay, we collect 100% at the time of booking.

BOATING
Can we bring our boat? Ahoy! Yes, some properties have a boat dock to tie up to. We also offer discounted boat slips at our 50-Slip marina property, Waterline Marina Resort & Beach Club. Are there any restaurants we can get to by water? Yes, there are quite a few! Some to mention would be Eliza Ann’s Coastal Kitchen, Mar Vista, Starfish and Tide Tables.

PETS
Can I bring a pet? Some homes are pet friendly as indicated in their description. There is an additional $100 non-refundable pet fee. There is a strict 25 lb. limit with no cats allowed. If you are interested in bringing a dog, please call or email our reservations team directly. In the event that the renter brings a pet without obtaining authorization a 25% surcharge on the total cost of the reservation will be charged and the management also reserves the right to terminate the rental agreement immediately without refund. Some of our properties do not allow pets under any circumstances. We understand that in certain circumstances guests cannot be parted from their pet. We do accept small pets in the property you have reserved. The rate is $100 per reservation. However, some strict restrictions do apply:

  • As a general rule, dogs should not be left unattended in properties. Dogs are not allowed on the beds or sofas. We ask that you bring pet’s own bed/blanket for it to use. In an unfamiliar environment, dogs may act uncharacteristically and unpredictably. They may get nervous and bark, causing a disturbance to neighbors. For this reason, please remember to be respectful of nearby neighbors and also to please use a crate in the rare event that a dog must be left alone in a rental. For the safety of your dog, you should not leave Fido unattended outside the Property. It is best to always stay with your dog when outdoors and use a leash.
  • Pets are not allowed in the pool.
  • It is mandatory for any pet accepted to be on a flea program.
  • Without exception, you must “pick up” after your pet in the yard. City rules state that you must also pick up if you walk your dog on public property.
  • If an unattended pet scratches a door or damages any other item in the house, that item will be replaced and the guest responsible will be charged in full for that item without exception.

Failure to adhere to our rules will result in your credit card being charged to correct the problem. Renter agrees that in the event of failure to agree either by arbitration, proceedings will be held in the Manatee County Court. After your departure Housekeeping checks the accommodation. The accommodation must be left in reasonable and clean condition or extra cleaning charges may be imposed. In the event it is found the accommodation incurred careless damage, requires excessive cleaning, or has missing items, the guest acknowledges and agrees their credit card will be debited to replace said items at the fair market price. Customer agrees to pay reasonable attorney fees and all court costs and expenses to enforce this agreement including appellate proceeds with or without legal proceedings. If the renter brings a pet, then Renter agrees that the credit card number provided at the time of reservation can be charged up to the sum of $1,500 in the event of damage or misuse occurring. Dogs are not allowed on the island’s beaches. However, they are allowed on the sands of the causeway between the island and the mainland on the public beach area and there are miles of small roads around the island where you can happily walk your pet on a leash in the cool of our Florida evenings.
