A: Our partnership with Waterline Marina Resort & Beach Club and Mainsail Beach Inn provides owners with much higher yields through the ability to drive higher occupancy, demand higher rates, and reduce owner costs through operational synergies including a dedicated reservations team and local professional staff.

A: Our 20% management fee includes the booking of your home, marketing, website presence, field operations specialist, security checks and personal assistance with a knowledgeable, trained staff.

A: Yes, we work with multiple industry-leading distribution websites to maximize the marketing exposure of your vacation rental home along with our own branded website.

A: Direct marketing and campaigns targeted to a proven database combined with the resort’s events and luxury service yield higher rates. We find the affluent traveler is looking for a luxury resort experience while enjoying the comforts of a home, and we are the only company that can provide both.

A: Each home is different based on the current inventory in your home. Our local professional staff will gladly meet you at your home to review and set up any initial expenses.

A: We offer monthly direct deposit.

A: Yes, we do. Your Owners Dashboard allows you to view your statements and availability calendar, as well as important updates and news.

A: Our local field operations specialist will provide a prompt response to any maintenance issues. If it is something major, we work with your vendor or a specialist from our select vendor list. We will coordinate any work with the specialist, while getting approval from you, the owner.

A: We provide you and your guests with information to call our local help line monitored 24-hours a day, 7 days a week.

A: Your main point of contact is Shauna Ruby, our General Manager. She will be able to provide you with all of the information and help that you need regarding your property.

A: The sales tax and bed tax for your home rental are charged to the guest and collected during their stay. Mainsail Vacation Rentals then pays the taxes to the state and county.

A: We offer a monthly financial statement for you to review.

A: Your main point of contact is Shauna Ruby, our General Manager. She will be able to provide you with all of the information and help that you need regarding your property.

A: It generally takes 10-14 days after the signed contract has been returned to us for your property to go live on our website based on photography needs, city inspections and rental ordinances.

A: Due to strict guidelines that we have to follow as a property management company, we must clean the property after an owner departs. We will send out our cleaners and inspectors to the property for sanitation purposes which might incur a cleaning fee.

A: As a full service property management company we handle or schedule any vendor needed for your property. By keeping this internal within our company we are able to easily schedule and coordinate maintenance work that needs to be done. Our 24/7 local team will handle all minor repairs from changing light bulbs to fixing leaks. We will communicate all repairs or maintenance needs that exceed $200, which will require your approval. We’ll also provide several options unless it is an emergency scenario that needs to be handled immediately.

A: The photos for your property are one of the main selling tools for your home. All photos on our website are taken by the same photographer using high technology. To maintain a high level of quality and consistency, Mainsail needs to oversee and produce all photography.

A: Each booking pays a non-refundable security deposit waiver that is used for damage caused by negligence, as opposed to normal wear and tear. Each claim will be subject to review prior to the security deposit waiver fund being used as coverage.

A: If a predicted storm is approaching and your property is occupied, we will instruct the guest to move all outdoor furniture to the garage or the side of the home out of the way of the winds. Our Field Operations Specialist will also visit the property to ensure that all furniture is secured. There is a post storm clean up fee that covers any clean up that is required after inclement weather.
