This was our second stay at the Mainsail Beach Inn, and we couldn’t have asked for a better experience. The units are clean, welcoming and just steps to the beach! I look forward to the next time we can stay at this property for a beach getaway. Matt did a great job keeping us informed about check-in/check-out details.

We enjoyed our stay and is was a great location. My mom is on a walker and I was told it was about 6 steps to the beach from Unit 10. It was more like a 100 steps. The beds are very high. The master bed was about 30 inches high and the other bed was around 26 inches. A little high for an elderly person. The unit is very spacious and a nice large patio. Very clean and the pool was great. The cleaning staff is apparently allowed to park in the handicap spot even though they don't have a parking permit for it.

Everything was just as pictured and described! Location was gorgeous, beds were very comfortable, unit and property were clean, and it was so nice to have a full kitchen and washer and dryer. Unit was just steps to the beach and the pool. Only downside to the first floor is that it was a little noisy above us.

Comfortable condo. Great amenities. A little used section of the beach so plenty of room to spread out, play Pro Kadima, etc. Quick drive to both the northern and southern ends of the island where it gets a little busier.

This condo complex is well maintained and the staff is very friendly. Its directly on the beach and has a nice pool.

We spent the week prior to Memorial Day 2023 at the Mainsail Beach Inn and couldn't have been happier with the experience. The unit was clean and the staff, Rhoda and John, made us feel like family. It was just a short walk to the beautiful white sand beach. We would highly recommend this spot to anyone considering a stay on the island and will definitely consider going back again next year.

We had a good stay. Quiet atmosphere, clean uncrowded pool, beach access just a few steps away. So close to see the Beautiful sunsets. The unit was clean and quiet, helpful to have washer & dryer, unit provided plenty of beach towels and shower towels. Comfy beds. Could use more chairs inside the unit. Restaurants & coffee shops not within walking distance. Without a car, the Golf Taxi and trolley are good and free ways to get around the island, with tips for driver. The on-site staff, especially Rhoda, were very helpful and friendly, providing lots of helpful information.

We had another wonderful stay at the Mainsail! As always, the staff was so friendly and helpful. The views from Unit 7 were stunning. The unit also provided just the right amount of space for our family of four and two grandparents.

Beautiful experience and place on the white sand of Holmes Beach. Matt, Rhoda and John were very welcoming hosts who wanted to do all they could to make our stay as enjoyable as possible.

Overall, our stay at Mainsail was great. They were very communicative prior to arrival about check in/out process, amenities, location, etc.. The unit itself was okay. They size and layout was perfect for two couples. Some of the furniture such as the barstools were worn and could use an upgrade. Our shower head could use a good cleaning, and the showers didn’t always get good and hot. We did have a bit of a bug issue the first night, but I chalk that up to the hurricane stirring things up and management was attentive and kind about the situation. Actually management was just great overall. My friend dropped her purse in the parking lot the night before and the next day, Matthew from the office was knocking on our door returning her debit card that he found in the lot! I would recommend staying here, but would say that it was a lot of families and kids, so if you’re looking for a party pad, this is not your spot! We didn’t mind as we are all parent (although we left our kids behind), and weren’t trying to rage at the pool. All of the other guests were very sweet and respectful. Being steps away from the beach and a short distance from restaurants and shopping also made for a great trip!

We brought our family including a toddler and the unit we stayed in was perfect! The location was steps from the pool and the beach. The unit had everything we needed. We did use a rental service that brought bed rails and toys and they were in the unit when we arrived. The best part besides a dreamy stay at the beach was the STAFF!!!! I have never been somewhere that some one was always around to answer questions, fix a problem, or chat. We will be coming back.

We absolutely loved staying there. Steps from the beach and a wonderful clean place to come back to.

My main concern is the beach chairs are impossible to use if you are elderly or even slightly handicapped! Coffee ups way too small, plus I would prefer k-cups. Couch and living room furniture not comfortable!
Everything else was great!

Have stayed in much better places for far less money (including on AMI). Did not expect the layers of dust, broken window latch, etc.

Anna Marie island is a beautiful place! Food shopping and the people are just great. The staff at mainsail was very nice. They were friendly and helpful . The condo was clean and the beds were comfortable, we had no view and the condo was very small. The condo above us was noisy and every move or walking could be heard in ours. The parking is very tight and you are next to the beach bistro, which has delivery trucks several times a week. The food smells were unpleasant. Two or three days we had the smell of tar as they resurfaced their parking the small deck in the back had no view only a construction of a large home. No way to clean floors only a broom. The umbrellas were in poor shape. The location is good. We’ve never paid this much for a condo with absolutely no view. One weekend we had to put up with a group of women above us that partied late into the night. Again John and manny were very nice staff the beach is close and lovely. I would stay there again, but only if I could have a beachfront condo! Also very nice pool and hot tub. Condo needs painting and new counter seats; also a vacuum!! The management needs to address the tight parking; and if you have a guest they have to pay 10$ a night and park quite sways from mainsail. No sand chairs; there are lounge chairs available on beach. When windy out the furniture on deck above moves and is very aggravating!

Great location. Friendly staff. Loved both units we have stayed in. Super easy booking, payment and check in. Can’t wait to go back!

This is our second stay at the Mainsail Inn. We love this place so much. The location and amenities are fabulous. The beach is literally in your backyard and close to shopping, grocery stores, and restaurants. The condos are clean, stocked and very comfortable. Note that they supply you with all the toiletries to get started, but if you're planning to be there longer than 4-5 days, pick up some paper towels and toilet paper when you do your grocery store run.

We loved it! Great location, great place and great service.

we had two rooms. One room on first floor on island side. It was great for convenience, however with rain we had over an inch of water in from of our door so it was not good to walk in or out of the unit. the second unit was on second floor of main building and was great. Mary and Manny were awesome and the overall convenience to the beach was outstanding.

Everything we needed! Living in the Central Florida area I have watched availability at Mainsail for some time and have had it on my list. Our experience did not disappoint in anyway! Great location, relaxing accommodations and of course the beach is just outside the door (unit 10). Amazing stay! Can’t wait to go back!!!

We had a fantastic time at the Mainsail Beach Inn. Our unit was spotless and nicely decorated. The location was perfect with easy access to the beach. Having a pool on site was a plus!

Excellent as usual. No touch check in and the unit was spotless. Mary was very responsive, the grounds were beautiful, and our only regret was not being able to stay more days. Looking forward to our next visit! 10 stars

Unit 10 was great and comfortably slept 2 adults and 4 children!

Having to move our reservation from May to August due to covid was not an issue with Mainsail as they fully understood.
My family had a fantastic time and will definitely book again.
The Management team was great and helped us with anything we needed.

It's like having your own personal upscale condo with a semi-private beach. You are literally steps from the sand and the water!

great location, the unit is nicely appointed. the only real issue was the noise. It is very loud with the stairs and people walking or running around on top floor. I think there was children, so it was a little noisy. Not sure because of this that we would rent this unit again.

Vacation was great, it was our 13th year here. Weather was not perfect, but knew this coming in. There was one thing however this year we felt uncomfortable with. They did charge us $25 a day extra to park a second car in a Handicap spot with our valid decal, that was odd. We are waiting for this to be credited back, but have not yet heard anything.

The night before our arrival we rcvd an email, stating that the beach would be closed for 3 of our 5days. Upon arrival, we found that the beach was a full-blown construction zone with constant tractor and truck traffic and the water was muddy and unacceptable, making the beach unusable for our entire vacation. Via the email we received the night before, the resort told us that we could visit other beaches in the area. Unfortunately, 1 of the members of our party had just had surgery and visiting other beaches was not a possibility, nor were we prepared with chairs and umbrellas that would be needed to comply with that inconvenience.
We tried to resolve this problem on arrival as we did not want to waste a vacation night. We made every possible effort: Left notes at front desk, sent emails, spoke to engineering, made several phone calls and leaving messages. There was nobody on property or by phone or via email available to discuss situation and we were forced to stay one night. Next morning after several attempts we finally received a phone call and were told that the managers were in a meeting and would call us eventually. After leaving we were told that all they can do is offer us a credit to use at the resort in the future. Had we known the beach would be unavailable or that there was a possibility of beach re-nourishment, we would have never booked here.
They have been insensitive to our situation and their poor communication and lack of concern is shameful. They told us that we should have paid for insurance as things "happen", but the truth is that re-nourishments are planned months in advance and we were never told of this possibility nor is it stated anywhere on their website. Moreover, the beach re-nourishment project has been posted on the Manatee county website for months proving that they knew this could be a possibility.Mainsail Inn has been dishonest and unethical as they were well aware that beach re-nourishment was a possibility.

We had condo #10 at Mainsail, and it was very clean and neat. Very comfortable beds, and not too bad of a view, because when we opened the front door, we could see the ocean. Loved staying at Mainsail for the second time. Will use them again!

not as good as pervious stays at Mainsail. unit lacked a safe deposit box. noise from upstairs was unexpected and disappointing. staff were very nice but didn't seem too interested in anything - never find them when you wanted them
