All suites have an expansive deck and are just steps away from the sand.

A fully equipped gourmet kitchen with marble countertops, custom wood cabinetry and stainless steel appliances will channel your inner chef.

This two bedroom condo can accommodate 4 guests comfortably with a maximum total of 6 guests. There is a king bed in the main bedroom and two twin beds in the second bedroom.

Featuring historically inspired architecture and craftsmanship, peak-a-boo views of the Gulf of Mexico, professionally designed interiors, authentic pine flooring, designer fabrics and comfortable furniture. The Mainsail was a fantastic place to stay. Great location on the island, beautiful beach, and wonderful sunsets. The staff was the greatest. Always willing to help. Our accommodations were clean and had everything we needed to make us feel like home. We would definitely stay at Mainsail again.
Little slice of heaven

We had a wonderful vacation! Judy was wonderful when we were booking and helping with a potential elevator issue. While we were there, Dominic went above and beyond for my family. I can’t stress enough what an asset you have with him. My step-Dad has dementia and he was so caring and understanding about everything. He was wonderful with my son as well and made us all feel very special and at home. This was likely the last trip for my step Dad as traveling has become too disorienting for him so it means a lot that we had such a memorable trip. The unit we stayed in was beautiful, clean and well stocked. We loved the pool and jacuzzi and beach access. I hope to return in the future. Thank you for everything and a beautiful experience.

We loved the ideal beachside location of this inn. Very nice unit, clean and updated. The only downside was it was pretty barely stocked in terms of kitchen items and cleaning supplies (none) but otherwise we really loved our stay. Lots of pool toys, beach chairs, umbrellas and towels. Super convenient.
Very clean, helpful staff

This was a sisters trip. The unit was very clean with a good view of the beach, although not a sunset view. More like a very nice hotel room then the more homey atmosphere of other VRBOs I have stayed in (no guide to the area, only some coffee and salt and pepper in the kitchen). Helpful staff.

This was our 2nd time staying in this Unit. It was perfect size for 4 adults. The unit is well equipped with all you need just buy your food & drinks! We went to beach everyday & it's closed to many restaurants. The manager, Matt was always helpful

The place is so beautiful!! The location is great, the beach with the sunset and birds is a peacefull and braethtaking experience. The property is very clean and has all you need. We ride the bikes around AMI and we had a lot of fun. Great place to stay!

We had a wonderful stay. It is a beautiful facility and one we will return to in the future. So convenient to the Beach Bistro, which is the best restaurant on the island. Staff is helpful and friendly.
Beautiful Location

We really enjoyed our stay. The condo was very clean and the view was great. The building is very quaint and the staff were friendly and helpful. The pool is much smaller than I expected from the photos but we didn’t come for the pool! :) My only complaint was that our dryer never worked great and then totally stopped working on the last day when we were trying to take all clean clothes back with us. This caused us to check out a few minutes late which the housekeeper said was no problem. We ended up taking them to a laundry mat. I told the front desk and they were apologetic and said they would work on the dryer. A small hiccup and I would definitely stay here again!

Beautiful views, right on a beautiful beach. Really nice listening to the waves from the inn. Kitchen was nice. We went to the grocery store to pick up a few things. Wifi was good. The property managers we're always around during the day and super helpful and friendly. We will definitely come back in the future!

Hello, I am a Property Manager as well, so I know the drill. Matt and Rhoda were fantastic . When ther was an issue not only did they resolve it. They followed up as well. I have stayed there four 5 yrs, seen a few managers. Matt is bu far the best . I think the bike system they have needs to change so we rent our own . The property is beautiful , peaceful and extremely clean and comfortable . Already booking for next yr. Island is easy to navigate with fantastic beaches. Best place and staff ever. GO!

We had an excellent experience renting Unit 11! We loved the three bedroom townhouse— it was comfortable and in a prime location, just steps to the pool and the beach. The unit had an elevator in it which was convenient. We loved the decor. We would not hesitate to recommend to others.
Very nice but room for improvement

On-site staff was great - super friendly and quick to help. There was a bad odor when entering/exiting the unit each time (near the back bedroom) - maybe the washing machine needed a deep clean? I am not sure but it was that type of smell. There were other issues along these lines, and some disappointments in general that I will be following up on. But overall the location was great, and the unit was as pictured.
Another Great Stay at Mainsail!

Mainsail is a beautiful property and we have stayed here numerous times. The unit was spotless and the view beautiful. The furniture is showing some stains and is looking a little worn. Some of the cabinet drawers in the bathroom are hard to open. All in all it was a beautiful stay. I hope there will be a few upgrades or cleaning of the furniture in the living room.

The Mainsail is a wonderful place to stay, especially for more than two or families. Location is amazing on Holmes Beach. Trolley stops are not far easy walking distance. The beach is beautiful. The condos are well-appointed, very clean, updated amenities, and extremely comfortable. You really have everything you need. I would highly recommend and stay again.

Great Stay at Mainsail

We had a wonderful relaxing stay , just after the hurricane. The property is right on the beach and they provide great amenities for lounging on the beach. The property is quiet , except for the very noisy AC units from the property next door.
The staff and team were super helpful from our booking to check out.
The room is lovely , had great views but needs a bit of updating as the wear and tear is showing on the furniture , the cabinets and patio furniture .
We had a great time and will be back!!!
We are very thankful AMI was sparred by Ian and that this wonderful property is just a a great place to recharge !!

Upon arrival we found the place to be clean and comfortable. John was very friendly and able to give us a sheet of recommended places to eat local.
My best experience of the stay was getting to rescue a baby sea turtle that was trying so hard to get to the light in the lobby through the doorway. (my only suggestion would be to get some shades for the doors or have the hallway and lobby lights lowered after dark)I did try to find a light switch to turn off to help with the Lights out policy that the signs in your building and everywhere around have posted but knew it was not my place to shut the lights off.. maybe some shades to pull over the bottom doors at night?

We were 9/10 satisfied! It's a great location right on the beach but I thought our unit would be facing the beach. When I made the reservation a few months ago it was not quite as easy as I would have liked to talk to a person on site and get specific answers to my questions. We had a view looking south down the beach but I thought we'd be able to see the sunsets from our unit and we could not. The unit was very clean and had pretty much everything we needed but it was not quite spotless and overall the place does seem like it gets a lot of use. Check in/out was very easy and overall convenience and safely were very good. I would recommend this location to a friend but would make sure they understand which units are where.
A Beautiful Beachfront Location

The Mainsail Beach Inn is a wonderful place to stay on Anna Maria Island, specifically on Holmes Beach. The room is 95% as pictured on the website, but there is some noticeable wear-and-tear, particularly on the bathroom cabinets. They could use a paint job. Otherwise, the rooms were comfortably appointed and the unit had everything you need for an extended stay.

The only downside is that the staff is unwilling to assist in moving the beach lounge chairs to the spot you want to relax. My husband and I helped my elderly in-laws, but it would have been a problem if we weren't vacationing with them. This could prevent me from staying here in the future.

Location is perfect for walks on the beach, shore fishing, swimming and sunsets. Unit is comfy and impeccably clean. Included extras—bikes, kayaks, paddle boards, pool and hot tub are free. Bev, Manny and John are professional staff on hand for your every need. Best rental in my 20 years of visiting AMi.

we rented 3 units for our daughter's wedding weekend. unit 9,11 &12. all the units were clean but very dated. old appliances, showers, tv's, etc....
there were no extra blankets in any of the units. unit 11 had a large water mold mark on the living room ceiling. and why are we paying to use the bikes? they should be free for guests staying at the Inn
First Class in Every Way

We loved the wood floors and the “homey” feel of the inside. Unit 9 was very spacious and the 2 balconies were wonderful. Bev went above and beyond to help....examples, she not only unlocked the chairs, she took one all of the way down to our area. The next day, she came to check on the guests who were at the beach.

We really liked the condo and it’s location was fabulous! I would love to go back one day. The only negative is the grout behind the sink in the master bathroom needs to be re-done. I had to avert my eyes so I did not look at it when I washed my hands as it was unsightly.
25th Wedding Anniversary Celebration

We had a very relaxing stay in Unit 9. The condo was beautifully decorated, quiet and had comfortable beds. We enjoyed hanging out on the balcony that is just off of the living room. There is also another balcony off of the Master bedroom, one evening we stepped out onto the balcony and it felt like it could collapse at any time. In particular the left side of the balcony as you walk outside. We were very concerned and did not use that balcony again.

We had a lovely experience at Mainsail. It is very clean, well staffed and close to everything. I would recommend booking a golf cart when booking room. They are hard to find!! We stayed in unit 9 and loved it. Beautiful room and a nice view from bedroom. Recommend highly!

We had a great time at AMI. Our unit was clean and ready when we got there. It was a little annoying trying to find someone to unlock the beach chairs for us a couple days, but it wasn’t terrible. Chair checkout could be improved a little in my opinion.

All in all it was a great week of vacation. We’d definitely stay here again in the future. Mary and Manny were very helpful when needed!

We loved our time at the Mainsail Beach Inn. The location was perfect and we loved the vibe of Anna Maria Island.
We booked through Marriott and the onsite team led by Mary Norman went above and beyond to make our stay special including donuts and wine upon arrival. They were having some internet issues when we first got there but the team went out and bought all new routers and had us back up and running in no time. We will definitely return!

extreme disappointment

We WERE repeat customers to Mainsail Beach Inn. They have horrible customer service and are all about the money.The prices keep going up and the service level keeps going down. Our last visit was bad. I spoke to Mainsail before we decided to come during COVID19, that is rampant in Florida. We drove 15 try and relax and what is the first thing we notice on the beach-the huge pipes and renourishment that was going on. Mainsail knew for months that this was going to happen but failed to inform us. I believe they mislead their guests and do not take any responsibility for anything. But, they don't have a problem taking your money when it is due. A decent place would try to rectify the situation but all Mainsail offers to do is offer a small discount on a future visit. We wanted to enjoy the present and be there in the moment but we could not. We could not use the small pool because too many people were in it and COVID is going on. We could not use the paddleboards or kayaks they advertise. We had to drive to a beach so that we didnt have to walk around a huge area of fencing and pipes and very murky water that lay right in front of the Mainsail property. We booked this place because it is beachfront. We drove this far because Anna Maria has the most beautiful clear water. Had we known that any of this was going on then we would have cancelled our trip especially since we risked getting COVID by coming there. There is no excuse for this poor service. It is a beautiful Inn and beautiful beach(when not getting renourished). They use to have a lot of little extra touches to the Inn but I see that budgets cuts have stopped that. The customer service and the outrageous prices are not worth staying at Mainsail. It is sad to see the rapid decline of customer service in this business because I believe we stayed there when they first opened and approximately 7 times.

We arrived very early so our room was not quite ready. Lindsey at the front desk was super sweet and let us use the facilities until we were able to check in. We encountered her several times, she was so incredibly kind and helpful!
The room was huge! Very clean, super comfortable and very quiet. The beach is incredible! Clean and quiet. We walked for miles!
We enjoyed our stay very much and look forward to coming again!

Overall a super easy and enjoyable vacation. Having everything be key pad entry made checking in and out a breeze. It was nice to have a front desk there for questions but also have a condo/airbnb like stay. We had two kids and that made the stay so much easier to have a full kitchen, multiple bathrooms, and washer and dryer.

Nice stay but feel unappreciated by Reservations Supervisor in main office regarding pricing --probably wont return next time. Beach property was clean and maintained. Local staff, especially Matt at the beach were fine. Emailed coupon for discount wasn't honored despite repeated requests and repeat visiting guest. No effort was made to make the situation right,
